Why smart Pricing ?
anyone know why and how a website turn to adsense smart pricing ?
i have a site which perform very good on adsense for three month (daily profit 8-10 dollar) and out of sudden (this month) the site CPM drop ridiculous from 1.2-1.5 cpm to 0.3-0.5 daily cpm, CTR remain 1.3-1.8% .... daily income become 2-3 dollar ....
anyone face this type of problem ???
I think it's really just a ploy by Google so that they can pay us less than they were before while still charging the advertiser the same amount for the clicks.
CPM goes up and down every day. There doesn't appear to be an obvious reason for it.
There is a lot of speculation about why an account gets tossed into Smart Pricing one day and then out of it the next. Check these articles.

Inside AdSense: The facts about smart pricing
I don't think any article that I've read completely explains what we see with Smart Pricing.
That may be true, but Google does deny this, as we would expect. It's all a black box to us because we cannot see what they are doing or why. All we can do is accept whatever bones they toss our way.

Smart pricing can last for a lot longer than half a month, at least until G notices there's a "decent" change in your traffic quality.
what decent change of my traffic quality ?

It is not a matter of the quantity of traffic, but rather "quality" of traffic.
If G determines that most of your visitors are not likely to purchase the products and services offered by advertisers, you can get tossed into Smart Pricing. AdWords conversion rates apparently are a major factor, so if you have a lot of clickers but few people placing orders on advertisers sites, that is one of the major triggers for Smart Pricing.
There are a lot of factors that might be causing that.
Just so you know:
Did you know that Yahoo traffic converts a lot better than Google traffic?
Did you know that G Images traffic conversion is about 10%-15% of G Search Engine conversion?
Quality traffic == traffic that converts
Traffic that converts == (90% of the time) US, UK and Western Europe
G might be paying you a lot more for a few months, but when they realize that your traffic is somehow useless (to their eyes) they just smart price your entire account.
What should you do?
Well, you should start working on getting better quality traffic by improving your SE traffic from the US and UK.
1. all the AD showing is local AD. none other AD.
2. I don't think google will try to sell a property thru online :)
3. Most of my ad (appear), new Property launch, Property Classifieds.
i dunno, lucky i have local ad cover my lost :)
if they still smart pricing till end of the month, most properly i will take out adsense .... :)
That should be alot user purchase condo thru my UK site :)
woo .... which means i need to guaranty purchase for all advertiser ????
