The highest paying niches tend to be "spammy" and that causes it to be difficult to get links in those niches. On the flip side, it's much easier to get links in some non-commercial niches.

This is why some people build sites about X (say... how to clear your credit history for free) and then later switch the sites to be about Y (like... how to clear your credit history for $49.97). Sneaky bastages.
