The price that you put on an ecommerce sites sounds to me about right. With a shopping cart site, you are going to have expenses in the product itself advertising, ppc ads, packing the orders etc
The same may not be true for an adsense publisher for a turnkey site. Sure there will be some maintenace and updates. But the income is 'passive' and provides a high net profit to the site owner.
No one would sell a site making $500 a year with adsense for $50. at wouldn't make sense. The buyer would get their monkey back after the first month.

Traffic is key but to give you an idea, I sell and buy sites for 3 months of revenue. At least, I try because sometimes they do not sell. So 3 months is sometimes too high...
It really depends on many factors. I sold a PR2 site that had 3000 uv/month, $6/month revenue for $100.
I also bought a PR4 site, no traffic, $1/month revenue for $40
You should mention all relevant information.
Selling sites depends on few criteria such as last few months revenue,traffic,pr etc.
