Hmmm...you are in a NICE niche. (and I am pretty heavy in the real estate space). My first thought would be to use your blog to connect with real estate agents in areas where you can do loans.
A mortgage broker friend of mine offers to do free "local mortgage updates" on realtor blogs from around the US. This not only gets him nice backlinks, but CONNECTS him with folks who actually NEED his services. He does it via a llittle widget that he has them put on their WP blog or he just sends it to them to post.
The links bring them back to your site where they can get up to the minute pricing and a pre-qualification app or whatever...
Then dude goes onto facebook, etc...and makes more REALTOR friends (grin). Nice guy, too...strategy works really well for him.

One question though: Is someone making $50K/month spend his/her days on forums?

This forum is a major de-stresser for me, since my major passion is giving people advise as and when I can.
So Will, how do you 'Tell people about it' and 'promote it'? Perhaps you can be a little more specific and tell us what works, what doesn't, and provide some examples? Since 3 of you are making major dollars perhaps you can all write a time line or biography of your road to online riches? I am sure everyone on the board is curious and is just as motivated to learn and succeed.

In the beginning did you already hire somebody to "tell people about it" or did you do everything yourself? I know now you're hiring people to write and spread the word, but how was it in the beginning?
